UK Tier 1 UK Visa Qualification There are two types of Tier one visas UK Tier 1 UK Visa Qualification There are two types of Tier one visas available in the UK. 1. Investor Visa To qualify for this visa you must invest £ 1 m into government bonds, stocks or into a UK registered company. This can be a company you set up or an existing business. 2. Entrepreneur Visa To qualify for this visa you must invest £ 200, 000 into a UK registered business, again this can be your own business or an existing business. You must also employ two UK citizens on the staff and you must be able to speak level 7 IELTS English You are not permitted to invest directly into property with your qualifying funds. THE PROCESS Once you have decided which visa you require, you will be introduced to a UK lawyer who will guide you through the process and apply on your behalf to the UK Border Agency. The visa takes about 12 weeks to arrive. The initial visa is granted for 3 years and 2 months, then it is necessary to apply for an extension (your lawyer will do this for you). The extension is granted for another 2 years after which you obtain permanent residency. On the following pages are various platforms we offer that the money can be invested into which qualify for the visa. Tier 1 Investor Visa – Platform 1 – £ 1 Million into Gilts and Tier 1 Investor Visa – Platform 1 – £ 1 Million into Gilts and a Home Client brings £ 1 million in to the UK and opens an account with Partner Private Bank. Client invests £ 1 million in two parts £ 250, 000 invested into a residential property in the UK. The client can live in this home Property may grow in capital value over 5 year period, depending on the location and other factors. The property can be rented out, lived in or sold. £ 750, 000 invested into UK Government Gilts via Partner Private Bank. Gilts return 1 -2% per annum for 5 years (returns can vary). If gilts go down in value, you will have to keep the value up to £ 750 k to qualify for the visa Five year Gilts redeemed at £ 750, 000 at end of term. Tier 1 Investor Visa – Platform 2 £ 1 Million Family Home and Property Tier 1 Investor Visa – Platform 2 £ 1 Million Family Home and Property Portfolio Client brings £ 1 million into the UK and opens an account with Partner Private Bank £ 250, 000 invested into a home in the UK £ 750, 000 invested into a company set up for you by experts. This is a Construction company that will lend money to a Property Consultant Company (business to business) who will build a property portfolio for you in the five years. The money is secure at all times. Either in the client company account, (the Construction Company account) or secured against the property by way of first charge. Property portfolio sourced and managed by Grant & Co worth at least £ 1, 000 in 5 years. UK Permanent Residence secured and benefit from the rental revenue of the portfolio (less management expenses). Tier 1 Investor Visa – Platform 3 - £ 1. 25 m Client brings Tier 1 Investor Visa – Platform 3 - £ 1. 25 m Client brings £ 1. 25 m into UK £ 1. 25 m is invested into UK Government Gilts via Partner Private Bank loans the Client £ 1 m against the gilts. The gilts will qualify for the visa in the case of a major financial crisis which blocks all client company trading and if the loan is paid back early. This protects the Right to Settlement The cost of setting up this new Construction Company in order to comply with the Tier 1 investor Visa requirements is £ 250 Loan is invested into a newly set up Construction Company owned by the Client with bank account opened by Partner Private Bank in the name of the company. This is the Tier 1 qualifying investment Client Construction Company signs a Discretionary Fund Managers' Agreement with Fund Manager This Discretionary Fund Manager's Agreement allows Fund Manager to require funds to be sent to a secure solicitor account for a specific transaction for the sole purpose of trading or developing property The Fund Manager buys property and will use one of the following strategies to create a profit: Selling the same day; improving and selling within 3 -9 months; Completing stalled construction projects; holding and splitting large portfolios 9 -12 months; holding and managing for rental profit. Interest on the loan will be covered by yield on gilts and/or corporate bonds. The client's money is either in the client's construction company account or secured against property with a first charge with Her Majesty's Land Registry The agreed annual interest payments of 6. 8% are paid into any client nominated account. Grant & Co will also cover any shortfall in interest due on the loan from the Partner Private Bank. At the end of 5 years Investment fulfils the 5 year qualifying period for Permanent Residency and the Fund Manager returns the £ 1 m which pays off the loan and the gilts are released.
