Sustainability of retrofitting measures of shopping centers – methodology and case study results Johannes Gantner Fraunhofer Institute for Building Physics 23/06/2016
Shopping Centers as huge energy consumers • Large energy consumers due to their size and their specific building use • More and more under focus • Existing shopping center have a huge saving potential => Assessment of refurbished shopping center regarding their sustainability is needed ©Vincent Callebaut “Wooden Orchids”
EU FP 7 OPEN HOUSE
Methodology • » OPEN HOUSE « – and in addition, indicators from national certification systems (DGNB, BREEAM, LEED) as a basis and adapted to refurbishment measures of shopping center. • Adaption of the sustainability indicators on product level: “How does my product influence the sustainability of the shopping center? ” • Development of the evaluation tool: First on product level, later on building level • The application is based on different examples. Indicator Global warming potential [years] CRET – Global warming potential of the retrofitting measure (construction and EOL) [kg CO 2 -E. ] Epb - Environmental Paybacktime [years] Obefore – Final energy demand before retrofitting [k. Wh/sqm/year] Oafter – Final energy demand after retrofitting [k. Wh/sqm/year] A - Effective area [sqm] I – Environmental Impact of the energy source(s) providing thermal energy [kg CO 2 E. / k. Wh] Y ears Evaluation points < 2 years 100 points 2 – < 6 years 75 points 6 – < 13 years 50 points 13 – 20 years 25 points > 20 years 0 points
Case Study Basic information Potsdamer Platz Arkaden Effective area Base area Area exterior walls thermal transition coefficient exterior wall (U-value) Heating demand Ventilation demand Heating source 40. 000 m² 15. 000 m² 4. 000 m² 0, 266 W/m²K 143 Wh/m²/year 39 Wh/m²/year Gas boiler
Retrofitting measure: Exterior wall insulation Layer structure before Layer structure after λ refurbishment of the [W/m. K] exterior wall 1. Plaster 0, 9 2. Concrete 0, 567 3. OSB 0, 13 4. Insulation panel 4. Insultation panel 0, 04 5. Mineralwool 0, 04 5. Plaster (removed) 6. Plaster (new) 0, 9 U-value before: U-value after: 0, 266 W/m²K 0, 14 W/m²K thickness [mm] 10 300 16 130 120 10
Results exterior wall insulation - 48 out of 100 points for the retrofitting measure - Weak performance regarding the environmental indicators due to the small energetic savings 14 years
Summary and Outlook • First draft version of the Comm. ONEnergy sustainability assessment for the retrofitting of shopping center • Test of the assessment regarding Comm. ONEnergy retrofitting measures and technologies still outstanding
