ABOUT (AGENT) Gini Nunez is an entrepreneur who strongly believe that money has to be spent wisely. Her motive in life is to help people. After getting her license as a loan officer, she launched her career in a mortgage broker company in Tampa where she began her specialization in generating, and processing loans. That eventually lead her to have her Realtor license, where she started helping people buy and sell their Real Estate property and become an investor herself. Gini is a self motivated with a strong, caring and responsible personality. She respects and loves people for who they are and expects to be treated the same. One of her strongest personality is that she loves to share her bad and good experiences so people can learn from her. Her main goal is to guide people to invest their money wisely. Before she became a real estate agent, she worked for two major wireless phone companies in which she got a tremendous skill dealing with different personalities, and learn to listen to people's needs. THINGS YOU CAN DO TO HELP Drive-Up Appeal • • Keep all trees and shrubs well trimmed. Clean out flower beds and add fresh mulch. Freshly paint the front door. Keep your front door swept and get an attractive mat for cleaning feet off. • Clean mailbox. • Make sure doorbell is working.
HOME PREPARATION • Air out your home. Eliminate odors of pets and or smoking. Most people are turned off by the smallest odor. • Wash all the windows and wipe doors and jambs down. • Clean carpet, flooring, and baseboards. • Make sure all lights are working and are bright enough for the area that they are in. • Clean out closets to show space available. Closet floors should be open and shelves should not be overstuffed to the ceiling. • Make sure there is not too much furniture in a room. • Clean all appliances and straighten up cupboards. • Keep bathrooms clean at all times. • Keep unnecessary items off counter space. • Keep toys, bikes and yard equipment put away. • Keep pool clean and operating. • Keep ashes out of fireplace if you have one.
SHOWING PREPARATION • Assume that every day your home will be shown so keep it clean. • Make sure your AC is working and at a comfortable level. 78 degrees is recommended. • Keep window coverings open. • Keep closet doors closed • Be ready to make arrangements with Realtor to have pets safely out of the way or take them on a walk while showing is in progress. • Make sure you are not there when a showing is in progress. • Buyers like to talk about a home while they are viewing it and feel uncomfortable when the owner is there.
