1: The Physical Environment How attractive is it for scientists, engineers and entrepreneurs … and their families or friends, to be there? • How easy is it to get there? • How useful is it to be there? • Is it a cross-roads or a place you have to be? • Having visited once, is there a reason to go back? • Would you go back or tell others to visit? What quality of life does it provide to foreign or domestic tenants who are … • Young and ambitious? • In mid-career with families? • Retired and looking for a way to ‘give back’? 2: The Client Development Model Every science park, techno-park or related infrastructure operates under a set of assumptions about who the clients are and what it can do to help them develop. These are usually at best tacit and therefore incomplete or even wrong Ask the following questions: • Is there real synergy in the tenant mix? • Are adjacencies exploited or even exploitable? • How well do you understand the needs of clients? • What about non S+T needs? • Are these well understood even by the clients? 3: The Business Model “The Boulevard of Broken Dreams” captures many of the ways in which technology infrastructure often (usually) fails to deliver what it promises … General Observations: • Sustainable business models seem to be very rare • Existing business models should be more realistic in goal setting • They should take account of real needs and real value provided to clients • The role of indicators seems to be poorly understood The service model is thrown into question by certain recent trends • A global market for knowledge services • Corporate innovation platforms • Coworking spaces and business hotel models • Reverse innovation and the changing focus of MNCs What can be done?
